Our aim

Property Fairies is a private property rentals search engine/database. It is aimed at both landlords and tenants. We ask the landlords of properties to answer all the questions prospective tenants would like to know when searching for a property.

When landlords upload a property onto our site we ask them all the important questions, such as:

• Do you they allow pets? How many, what type.
• Do they allow children? How many, age range.
• Do they accept people on DSS?
• Do they accept smokers?
• Families, singles, professionals.
• Is there a garden?
• Is there a garage? Other parking.
• What is the monthly rent?
• What is the deposit?
• What references do they accept?
• The number of rooms
• Is it a house share?

Our aim is to make searching for a private property rental as easy for prospective tenants as possible. So all of their questions are answered.

From personal experience of searching for rental properties it is very hard to find private lets, especially ones that tell you all the information you want in the ad. So we have decided to make your search easier by asking the landlords all the questions that you could possibly have.

...about pets

When searching on sites most of the time it doesn't mention anything about if the landlord will allow pets. Therefore the prospective tenant has to contact an owner just to ask this simple question. So we have decided that it would make the whole process easier for both landlords and tenants if this information is advertised.

...about deposits

The deposit required by the landlord is also another thing that is missed out regularly on most ads. This again is something that prospective tenants like to know upfront. Also if the owner accepts pets the tenant may need to pay an extra deposit. This seems to vary so we ask the landlord to provide this information.

...about references

Landlords usually like to see references. We ask the landlord to list what references they would like the tenants to provide before agreeing to let the property to them.

...about DSS

Not all landlords will accept tenants who are receiving DSS. We ask the landlord to provide this information.

...about suitable tenants

Some landlords like to choose the type of people they would like in their property. Some prefer families while others prefer single people or couples. We ask landlords if they have any preference. Also if they allow children sometimes they have a preference for the ages. We ask them to specify this information.

...about house shares

When searching for houses with 3 plus rooms, most of the time house share properties come up. This is great if a house share/student accommodation is what you are looking for but frustrating if you are looking for a house with 3 plus bedrooms. This can then be chosen in the advanced search.

...about garages and parking

Parking arrangements are always useful for tenants. We ask the landlord to specify if the property has a garage. Also if it has off-road parking, street parking or a driveway.

...about gardens and sheds

We also ask the landlord if the property has any gardens. Storage in the gardens is also useful to know, so we ask them if there are any sheds.

We have a very advanced search engine. A prospective tenant can search for all the information they require and then properties that fit their search requirements are listed. The aim is that everything they need or want to know about a property is listed. This is to make the search as easy and stress free as possible.

...without making the landlords work too hard

The process for landlords uploading properties is also very simple and easy to use. You are asked to provide as much information as possible to make the whole process easier. Therefore reducing the need for phone calls or emails asking simple questions. This is mostly done by one click.

This is a good place for landlords to advertise their property because by giving as much of the information we ask for as possible, it will make letting their properties easier. It will cut out the need for answering simple questions by the tenant. Therefore they can feel assured that they are going to get the kind of people they are hoping for contacting them to view their property.

Landlords may initially feel that the amount of information we are asking for will take a long time to go through and may feel a little apprehensive. But we have designed a database that will make it as simple and easy for you as possible. Most of the fields will have a drop down menu for you to choose the option that best suits you. Therefore it will be simple and not very time consuming. There will be other options that my need you to answer by typing in a longer description, but some of them will be optional. Just always remember that the more information you provide the easier letting your property will be.
